Whether you’re already a resident, or you’re just now looking at Davie homes for sale, you’ll find lots of holiday activities in and around the city. Here are just a few!

Fort Lauderdale Evening Holiday Lights Cruises:  December 17-28, 2015

This cruise will let you see the holiday decorations of many of Ft. Lauderdale’s ”rich and famous” from the water. The Fort Lauderdale lights at night are magnificent to see. Add to that the holiday lights and decorations of multi-million dollar yachts and mansions, and you have an evening in a holiday wonderland.

Winterfest Boat Parade:  December 12, 2015

Another event for water lovers. The Winterfest Boat Parade is an extravaganza of richly-decorated boats and yachts floating Along the New River to the Intracoastal to Lake Santa Barbara in Pompano Beach. That route provides 12 miles of shoreline to watch the holiday boats go by.  For 2015, which is the Parade’s 44th year, the Grand Marshall for the parade is Nick Cannon. It’s a must see for the holidays.

If you want a view from the water yourself, you can get close to the lights, music, television stars, beauty queens and singing groups on the Liberty Belle, one of the largest vessels in South Florida. While aboard, you’ll dine on a 3-course meal right in the middle of the festivities.

Do you want to really join in the fun? Enter your own boat. There are categories for charter, commercial, classic, sailboat, showboat and others. The fee to enter is only $35. The expensive part is the decoration budget!

Santa’s Little Helpers:   December 12, 13, 19 & 20

The Flamingo Gardens hosts this event that includes a train ride to Santa’s workshop, play time and helping the elves make presents to keep or for gifts.

Davie Condo For SaleLooking for a condo in Davie Florida? You’re not alone. There are many times in the real estate stages of life when a condo or townhome might just be the right choice for your lifestyle. We see a lot of condo activity for first-time homebuyers, empty-nesters and people at other stages who are looking for a low-maintenance lifestyle.

There are things you need to explore when buying a condo or townhome for sale that are different than the issues you consider when buying a single-family home. Here are some of the critical questions you need to ask before you buy:

1.  Is it likely I’ll want to move within the next few years?

Condos and townhomes typically appreciate more slowly than single-family homes. Make sure you make the best investment for your future by considering your needs over the long-term.

2.  Can I see the minutes from past Home Owners’ Association (HOA) meetings?

You can ask people what the most important issues facing the association are, but it’s much better to make your own determination. A quick review of HOA meeting minutes will show you the hot issues in the development and how they are being addressed. You’ll also get an idea of how the management team works.

3.  Is the association involved in any lawsuits?

Whenever you have communal living, there is bound to be a dispute from time to time. If disputes between owners or between owners and the management team or developer escalate to the courtroom, you want to know. That could be an indication that the management team isn’t being responsive to the owners and managing problems before they become lawsuits.

4.  What rules govern your use of the home?

Communities can have rules about pets, renting your home, adding flower beds, the color you paint your home’s exterior, among others. Make sure you have a complete understanding of the rules and whether any of them will be in strong conflict with your preferences.

5.  Do I have a detailed understanding of the monthly fees and what they cover?

Different developments will include different services in the monthly fees. In one Davie townhome for sale, the association might be responsible for all outdoor areas; in others, the association maintains common areas, but you are responsible for your own yard. Some monthly fees will include utilities, others won’t. There are a number of important things you need to know about the monthly fees that could influence your purchase decision. Association fees aren’t tax deductible, so make sure you’re getting what you want for the money.

6.  What insurance will I need?

Obtain a copy of the association’s insurance policy, and if you’re not an insurance pro, find one to review the policy with you. You need to clearly understand which parts of the structure of the home are covered by the association’s insurance and which repairs or damages will be your responsibility.

These are just a few of the issues you need to address when you buy a Davie condo or townhome. Other things you need to know range from the availability of parking for owners and guests, to the existence of any special assessments, and the list goes on.

Before you make a final decision, let our local market experts assist you in coordinating with the associations, obtaining the information that you need before you make a decision, and referring you to other professionals, such as insurance agents, who can help you make the best decision for you and your family. Call us at 954-242-8030 or send us an email to discuss your specific needs.

Davie Real Estate Agent

By Lisa Robinson (past seller and buyer)

With a history of record breaking sales and more than 10 million in closed Davie home sales in 2014 Teri continues to dominate the Davie real estate market.  It’s no wonder that in my home, Teri Arbogast is considered  the best realtor in Davie.  The reviews are in, check out what buyer’s and seller’s are saying about Teri Arbogast and her team of experienced and dedicated professionals.

From the “kitchen table to the closing table” Teri manages and markets her listings like few others.  Her use of high resolution professional photography, state of the art interactive websites, massive direct mailings and strong communication practices has made Teri a top listing realtor in the Davie area. Teri does not use a pre-fab listing presentation.  When she sits down at your kitchen table, you can be assured the material you are presented with  is uniquely hers; a  testament to her creative and strong marketing skills.  Teri’s proven pricing strategies often lead to multiple offers and record sales on her listings. Pricing a home accurately and correctly for the market can create an “in demand’ listing. Teri has years of experience pricing and selling Davie homes so you can be assured her opinion of value is based on her hard earned knowledge and skill.

Once the listing is signed, Teri goes to work to get your home marketed both locally and globally.  Teri puts her “money where her mouth is” spending advertising dollars to market at the highest level. Your home will be presented with creative detail throughout the internet and  with direct mail.  The “wow factor” is an important part of any presentation, the best professional photographers will be hired to assure your home meets the highest mark.  As a member of the Master Brokers Forum, Teri is in contact with most of the top realtors in Broward County.  It is widely believed that the top  20 percent of the agents in Broward do 90% of the deals; networking with these agents is a huge factor to her success. “Agent accompanied” showings mean your home is presented in the best possible way. Teri believes that  important features and community attributes need to be presented to each buyer and not left to a buyer’s agent that does not know the home extensively. This practice is an important component to getting top dollar and selling homes more quickly, especially in a competitive market.

At the time an offer is made, one can expect the contract to be thoroughly reviewed and explained personally by Teri. No detail is left unchecked.   With 14 years of experience with the various board contracts,  Teri knows how to analyze each one and look for loopholes and contingencies that may hinder the seller.   Her strong negotiation skills are used in presenting comparable sales and communicating effectively with the buyer’s agent. This helps  to get the best possible price for her listings and  has often resulted in record breaking sales.

From the contract acceptance, there is continual monitoring of the timelines, contingencies and other important details that are needed to get to a smooth and easy closing for everyone.  Communication with attorneys, appraisals, inspectors, surveyors and homeowner associations is paramount to a successful closing.  The Teri Arbogast real estate team has a detailed file processing system in effect to be sure no stone is left unturned during the critical time from the contract to the closing table.
