If you own one of the Davie homes for sale, you’re probably feeling good that prices are inching up and sales prices are staying close to asking prices. If you would like to buy a home in Davie or elsewhere in Broward County, you should also be feeling good because mortgage rates keep hitting all-time lows in 2020.

Mortgage Rates Dropped Early in 2019

The COVID-19 pandemic hurt a lot of people and businesses, but it also had a big impact on interest rates. If you look at this chart, you’ll see that according to Freddie Mac, interest rates started to fall right around when COVID-19 started to make an impact in the U.S.

On September 10, 2020, the rate for a 30-year fixed mortgage was 2.86%. If you talk to mortgage lenders, they’ll probably tell you that they never thought they’d be quoting rates that low. Keep in mind that not everyone will get a rate reported by organizations like Freddie Mac. You’d need excellent credit and a 20% down payment to get the lowest rate offered on any given day.

What Difference Does a Point Make?

A 1% difference in the interest rate does make a difference. For example, if you financed $200,000 on a 30-year fixed mortgage, at 3.5%, your monthly payment would be $898.09. At 4.5%, your payment would go up about $115 per month to $1013.37.

The big difference comes in how much interest you’d pay over the life of the loan. At 3.5%, you’d pay $123,312 and at 4.5%, you’d pay $164,814 in interest over the life of the loan. It’s true that the majority of people don’t live in one house for 30 years. But, if you finance all the homes you purchase at the same or a higher interest rate, you still end up paying at least that higher interest over 30 years.

If your existing mortgage interest rate is high, this might be an excellent time to refinance. For example, if you purchased your home in November 2018, for example, your mortgage rate was more like 5%.

Where are Mortgage Rates Going?

Admittedly, we’re in a unique economic situation. And, in any economy, forecasting what will happen to interest rates is more of an art than a science. Here are some things to consider.

Down Below Zero?

You may think that the best news is that interest rates are heading toward 0% or even negative interest. Some countries have seen negative interest rates, but there are unintended consequences.

It would be exciting if your mortgage had a negative interest rate. That would mean that over the life of the loan, you’d end up paying less than what you borrowed. The same would be true for your car loan and any other loan you get from a bank. But, typically, a country would only use negative interest rates as a last ditch, desperate measure.

Mortgage Rate ChangesThink about the effect of negative interest rates from the savings side of the equation. Rather than interest-bearing accounts, banks would have interest-charging accounts. That means you’d need to pay the bank to hold your money, which isn’t something any of us are accustomed to. The only way you could earn money on your bank funds would be to take out a loan. It sounds like we’d fall down the rabbit hole where everything is the opposite of what it should be!

A negative interest rate strategy could backfire. For example, if banks must pay borrowers for the privilege of giving them a mortgage, the odds are banks will be less likely to give people mortgages, or any type of loan. That could have a devastating effect on our economy. And, rather than paying the bank to hold their money, some people may go back to hoarding their cash under the mattress, which would remove assets from the economy and further stifle lending and economic growth.

Stay Relatively Steady?

This seems the more likely scenario. Of the experts at Bankrate, 9% predict rates will rise, 91% predict rates will stay steady, and no expert thought rates would fall.

The Home Buying Institute also predicts that interest rates would stay low through the first half of 2021. But, keep in mind that all forecasts are just educated guesses.

If you’re thinking of refinancing, you should know that Fannie Mae and Freddie Mac announced that they will apply a .5% fee to most refinances, and experts say that in October, lenders will begin to raise refinance rates to account for the fee.

Everyone knows that interest rates have been creeping higher.  The question is whether you need to change your home buying plans because of it.  There are a variety of factors to consider when you’re looking at the Davie real estate market, as you will see below.

 

 1. Small Interest Rate Increases Aren’t Devastating

All of the coverage in the media about interest rate increases – whether they have increased, or might increase, or will increase – can tend to make you feel as if buying at a higher interest rate will break your budget.  You need to do some math to determine what the impact of increased interest rates will be.

Here’s an example.  Let’s say you’re financing $200,000.  Your monthly payment for the mortgage itself would increase by approximately $60 per month for every half-point increase.

At 4.5 percent, you’d pay around $60 per month more than at 4 percent.  At 5 percent, you’d be paying $60 more per month than at 4.5 percent.  If a difference of $60 per month makes it impossible for you to purchase, you’re probably overextending yourself in the first place.

Also, keep in mind that interest rates don’t typically increase in half-point increments.  For example, in December, mortgage interest rates went from 4.13 percent to 4.16 percent during one change.  In addition, rates have stayed under 5 percent for the past 10 years.  We have a long way to go before we get close to an average rate.

2. Market Appreciation May Slow

The possibility also exists that homes will appreciate at a slower pace than we saw last year.  While we’re currently in a seller’s market, the supply of homes on the market is low, and rising interest rates will scare some buyers out of the market.

3. There Are Ways to Win in a Seller’s Market

Buying in a seller’s market has a strategy all its own.  It isn’t necessarily more difficult to buy, but you need to use the right strategy.  In a seller’s market, sellers can be more particular about the buyers they deal with.  Sellers want buyers who can prove their ability to close a deal.  Sellers can also be less likely to negotiate on price because buyers are plentiful.

If you’re buying in a seller’s market, make yourself a prime catch for any seller.

Davie Realtor Orange Blossom FestivalThe end of February has been an important time in Davie for 80 years.  The Orange Blossom Festival is often consider the star of the festivals that are held each year in South Florida.  This year’s celebration will build on that reputation.

Ever Wondered Why Davie Celebrates Oranges?

The Festival is a celebration of the rich heritage of Davie and Broward County.  Florida’s governor, Napoleon Broward, convinced the legislature to drain some of the Everglades in the early 1900s.  Settlers flocked to the area to take advantage of the fertile soil, and established homesteads where they grew vegetables, raised cattle and planted orange groves.

There aren’t as many orange groves today as there were when the land was first settled, but the celebration continues.  In fact, the festival has come a long way.  In 1937, local farmers set up a picnic area with fruit stands, and invited all their neighbors to join them in honoring a bountiful harvest.  A rodeo was added to the festival in the 1940s in recognition of the growth in cattle ranches.

Davie continues to honor its historic roots by organizing a weekend of free fun that attracts kids of all ages from far and near.  Mark your calendars for the last weekend in February, starting on Friday, the 24th.

The Festival, February 25 and 26, 2017

The Festival will be located on Orange Drive, and the portion of the road devoted to the Festival will be closed off for the two days.  There’s a long list of attractions, some of which include over 250 displays, concerts, a Native American display, “Cowboy Town,” and a place with games and activities for the kids.

The arts and crafts show and fine art show are always great places to find unique gifts for birthdays or even Christmas, if you can plan that far ahead!  The Davie Pro Rodeo has won numerous awards and it’s an opportunity to see rodeo professionals at work.  The rodeos are scheduled on Saturday and Sunday, and there is an entrance fee.

Local residents and groups are invited to participate in the parade in a number of categories.  Awards will be presented at the end of the parade for floats, performances, marching (musical and non-musical), animal and more.  If you want to do your own judging, be sure to arrive at the parade route before the 10 a.m. start time!

What to Do With All This Stuff?

Don’t be afraid.  Everyone who downsizes goes through the same process of determining what to keep and what to sell or give away.  Many people who downsize balance out the cost of acquiring new furniture and décor by selling items they don’t want to take with them.  Consider holding garage sales or sell items on eBay.

However, it’s never a good idea to get rid of family heirlooms – if you won’t have room for them, give them away to other family members who will cherish them as you do.

While no one looks forward to decluttering their lives, it will serve two purposes.  You’ll need to declutter your home before you sell it, and you’ll decide what’s really important to you in your new surroundings.  Just take it one drawer at a time.

In Florida, there are disclosure laws that protect real estate buyers.  Those laws require that you tell prospective buyers about any existing defects.  Therefore, while you may sell your home even if it has some problems, it’s not something you can hide.

As a seller, you must disclose anything about the house that affects its value, even if those issues aren’t easily observable by a buyer.  We always suggest that you make those disclosures in writing to create a record you can refer to later.  If you simply discuss a problem with the buyer, you’re putting yourself at risk.

Let’s say your buyer discovers a problem after the sale is completed, and doesn’t recall that you mentioned it to them.  The buyer can sue and it’s likely they’ll win.  Having disclosures done in writing will protect you if things go wrong.

“As Is” Sellers are Unwilling or Unable to Fix Defects

When a home is listed as is, all that really means is that the owner will not be willing to fix any problems or defects.  In a typical sale, the buyer may discover defects through the disclosure, or problems during the home inspection they ordered.  In that situation, the buyer and seller will very often work together to get those issues fixed.  If a home is sold as is, it indicates that the seller won’t, or isn’t able to, negotiate on making repairs.

Homes Sell More Quickly and for a Higher Sales Price if They’re Well Maintained

Any Davie REALTOR® will tell you that you’re competing with all the other homes on the market that are similar to yours.  If there are well-maintained homes for sale in your area, your home won’t bring the same market price.  In addition, it will take longer to find the right buyer.  Buyers are often wary of a home that looks like it will need a lot of work.

The best strategy for selling your home is to prepare it for sale by fixing any problems you can.  Typically, you’ll get the cost of the repairs back because you’ll sell your home for a higher price.  Painting the walls in neutral colors, fixing leaky faucets, oiling squeaky doors, replacing tattered weather stripping, freshening tired-looking landscaping, and any other types of minor repairs will make a big difference in how buyers respond to your home.

Broward College Observatory

Take your kids to see the night sky like they’ve never seen it before.  The Broward College Observatory telescopes are located just outside the Buehler Planetarium at the college.  When the weather is clear, you can see planets and the moon in amazing detail.  Use of the telescopes is free dudring evening observation hours.

The Buehler Planetarium is undergoing a renovation to make your next experience there even more wondrous.  It is scheduled to reopen in January of 2017.

Marando Ranch at Davie

If you’re familiar with Marando Farm in Fort Lauderdale, you already know how much fun visiting the Marando Ranch at Davie can be.  The Marando family opened the Davie location in October, 2016 as a second location run by the Marando family.  The new ranch is located at the site of the former Batten’s Farmer’s Market and Davie Agri-Tourism Center at 5151 Southwest 64th Avenue in Davie.

The Ranch hosts a farmer’s market, pony rides, a petting zoo, and you can pick your own eggs produced by the farm’s free-range chickens.
